What if my state has no week-to-week rule. How much notice do I actually need?
Fall back to the general periodic rule, which the table shows in parentheses. That can be a full month even though rent is weekly. Do not promise a seven-day exit in those states, because the longer monthly notice controls.
What if someone has rented a room by the week for months. Are they still just a weekly guest?
Probably not. Once a person lives there and pays rent, they are a tenant with full rights, however short each period is. The hotel or transient-occupancy exemption is narrow and usually has a specific number of days. Treat a long-staying weekly renter as a tenant.
The tenant stopped paying after one week. Can I just change the locks?
No. Even a one-week tenant is entitled to the eviction process. Self-help lockouts and removing belongings are illegal in nearly every state and expose you to damages. Serve the notice and use the court, not the locks.
Is a weekly rooming-house arrangement the same as a week-to-week lease?
Not always. Single-room occupancy and rooming houses sometimes carry their own state rules and local licensing, and a shared-bath setup may not fit the standard form. Check your local code before you use a plain week-to-week for an SRO.
Can I charge a higher weekly rate than the monthly equivalent?
Usually yes, since most states do not require rate parity. But watch local rent control and anti-gouging rules. A weekly rate that annualizes far above the market can draw scrutiny, especially in a regulated city.
